Step 2: Homeward Handles Everything

Our licensed brokers take care of property search, due diligence, negotiations, financing, and paperwork. You do not need to do anything else after the introduction.

Step 3: Transaction Closes

When your referral successfully buys a property and the transaction closes, the developer pays Homeward the broker commission.

Step 4: You Get Paid

We pay your fixed peso commission within 1 week of receiving the developer's commission, via your choice of BDO, GCash, or international wire.

Do I need a real estate license to be a referral partner?

No. As a referral partner, you're not acting as a broker. You're simply introducing buyers to Homeward. Our licensed brokers handle all the regulated work, including property search, paperwork, and closing.

When do I get paid?

Payment is made within 1 week of receiving the developer's commission, verified by bank confirmation. We pay via your choice of BDO, GCash, or international wire.

How do I refer someone?

After registering as a partner, you'll receive a partner reference number and access to our partner kit. Send us your referral's name and contact details via your preferred channel (email, Viber, WhatsApp), or have them contact us directly and mention your name. We'll track the referral end-to-end.

What if my referral doesn't buy?

No problem. There's no obligation either way. If they decide not to buy or aren't ready yet, no commission is earned, but no hard feelings either. You can refer them again later when they're ready.

Can I refer someone from any country?

Yes. OFWs from any country can buy property in the Philippines. We work with clients in the Middle East (Saudi Arabia, UAE, Qatar, Bahrain, Kuwait), Singapore, Hong Kong, USA, Canada, Italy, UK, Japan, and more.

Is there a minimum property price?

No minimum. However, your commission is set based on property value and type, so higher-value properties mean higher earnings, typically ₱30,000 for entry-level units to ₱350,000+ for luxury properties.

How do I track my referrals?

We send you updates via email and your preferred messaging channel when your referral reaches key milestones: first contact, property viewing, reservation, and closing.

Can family members be referrals?

Yes, you can refer anyone: friends, family, coworkers, acquaintances. As long as they're a new client we haven't worked with before, the referral counts.

Can I refer for house and lot, not just condos?

Yes. Homeward Partners covers condos, house and lot, townhouses, and lots. We're accredited with major house and lot developers including Camella, Lumina, Bria, Pueblo de Oro, Avida, Amaia, and Vista Land, plus condo and townhouse developers across the Philippines.

Can I refer property in Cebu, Davao, Iloilo, or CDO?

Yes. We service Metro Manila, CALABARZON (Cavite, Laguna, Batangas, Rizal, Quezon), and major regional cities including Cebu, Davao, Iloilo, and Cagayan de Oro. Other regions are evaluated case-by-case.

What if my buyer wants property in a province you don't directly cover?

Let us know. We have 100+ developer accreditations and can extend coverage to additional regions when there's a real buyer. Most developers welcome additional brokerages, so accreditation is usually fast to set up.

What if my buyer wants a developer not on your list?

No problem. We have 100+ accreditations already, and we can add more in days. If your referral has a specific developer in mind, just let us know. We'll handle the accreditation and your referral isn't blocked.

How long until I receive my commission?

Once your referral closes and the developer pays Homeward, we process your commission within 1 week. The full sales cycle from referral to closing typically takes 3-9 months for pre-selling units and 1-4 months for ready-for-occupancy properties.

What happens after I register as a partner?

You'll receive an immediate confirmation email with your partner reference number and access to our partner kit. Within 24 hours, you'll get a personal welcome from Aaron with a quick-start guide. From there, you can refer anyone in your network whenever they're ready to buy.
