Step 1: Tell Me What You Need
Send me a message on Viber or WhatsApp. Share your budget, preferred location, property type, and timeline. I'll ask a few clarifying questions.
Step 2: Property Search
I search available properties matching your criteria. You'll receive a curated list with photos, prices, and my honest assessment of each option.
Step 3: Virtual Tours & Due Diligence
For properties you like, I'll do video walkthroughs and verify titles, flood zones, and developer reputation. You'll know exactly what you're buying.
Step 4: Negotiation & Reservation
I negotiate price and terms on your behalf. Once we agree, I guide you through reservation and SPA preparation if needed.
Step 5: Financing & Documentation
I assist with Pag-IBIG or bank loan applications, document preparation, and follow-ups. Regular updates so you're never in the dark.
Step 6: Turnover & Beyond
I coordinate turnover inspection and title transfer. Need property management or rental assistance after? I can connect you with trusted partners.

How much do you charge buyers?
Nothing. The seller pays the broker commission in the Philippines. My service as your buyer's representative is free to you.
Can you help with any property type?
Yes — condo, house and lot, townhouse, lot only. New developments or resale properties. I help you find what fits your needs.
What if I already have a property in mind?
I can still help. I'll do due diligence, verify the title, and negotiate on your behalf. Even if you found it yourself.
How do you communicate with clients abroad?
Viber and WhatsApp primarily. I adjust to your time zone — evening calls Philippine time are common for Middle East clients.
What areas do you cover?
Metro Manila and nearby provinces (Cavite, Laguna, Bulacan, Rizal, Pampanga). For other areas, I can connect you with trusted partner brokers.
How long does the buying process take?
It varies. Cash purchases can close in 1-2 months. With Pag-IBIG or bank financing, expect 3-6 months. I'll give you a realistic timeline for your situation.
Do I need to fly to the Philippines?
Not necessarily. With an SPA (Special Power of Attorney), most transactions can be completed without you being present. I'll guide you through the requirements.
